Our Focus
Public-Private Partnerships
Creating long-term attainable housing for middle-income families in mountain communities frequently requires public support. Our team has experience utilizing grants, low interest loans, ground lease structures, opportunity zone ("OZ") funds, and special limited partnerships ("SLP's") with public entities to successfully develop public private partnership projects.
We have capitalized projects with funds from state agencies (DOLA / DOH, OEDIT, CHFA), county and municipal governments, federal agencies (HUD), housing authorities, and impact investors.
Market Rate Development
We strongly believe that part of the housing crisis is a lack of supply, and that responsible development can play an important role in addressing a community's housing needs. We selectively pursue market rate projects that deliver attractive financial returns.
Projects in many Colorado mountain areas frequently face high construction costs, limited building seasons due to weather, limited subcontractor / labor availability, and challenging site conditions. Our team has experience leveraging innovative solutions like offsite construction to profitably create high-quality communities at competitive price points.
Opportunistic
Using the same local knowledge and rigorous analysis that underpins our other development investment decisions, Tributary may selectively pursue opportunistic projects that don't neatly fit as residential market rate or deed restricted / public-private partnerships.
These opportunistic investments could include (but aren't limited to) mixed use projects, acquisition or rehabilitation, land purchases, or specialty product types.
